SMS Messaging Terms & Conditions

1. Program Description
The HomesByFarhad text messaging program is operated by Farhad Lodin, Broker Associate with Alliance Bay Realty, CA DRE #01440334. When you opt in, we may send you text messages relating to your real estate inquiry, including:
- Responses to questions you submitted through our website or by phone
- Home valuation results and follow-up
- New listings, price changes, and market updates matching your stated criteria
- Showing and appointment scheduling, confirmations, and reminders
- Transaction status updates, document reminders, and deadline notices
2. How to Opt In
You are added to the program only when you affirmatively consent by one of the following:
- Checking the unchecked SMS consent box on a form on our website and submitting your mobile number
- Texting us first from your mobile number
- Giving us verbal or written permission during a conversation, which we record in our client records
Consent to receive text messages is not a condition of purchasing any property, product, or service. You can work with us without opting in to text messaging.
3. Message Frequency
Message frequency varies and depends on your activity and your conversation with us. Most clients receive occasional messages tied to their active inquiry or transaction — typically fewer than 10 messages per month, though the number may be higher during an active transaction.
4. Cost
Message and data rates may apply. HomesByFarhad does not charge for the messages themselves, but your mobile carrier's standard messaging and data charges apply according to your plan. Contact your carrier if you have questions about your plan.
5. How to Opt Out — Reply STOP
You may cancel at any time by replying STOP to any message you receive from us. You will receive a single confirmation message, after which no further messages will be sent to that number.
You may also opt out by emailing farhad@homesbyfarhad.com or by asking us directly. Opting out of text messages does not remove you from email communications or end any agency relationship.

Reply HELP to any message for assistance, or contact us using the details below.
7. Supported Carriers
Carriers including AT&T, Verizon Wireless, T-Mobile, US Cellular, and others are supported. Carriers are not liable for delayed or undelivered messages. Message delivery is subject to effective transmission by your mobile carrier and is not guaranteed.
8. Privacy and Your Mobile Information
No mobile information will be sold or shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent are not shared with any third parties.
We share your mobile number only with the service providers that transmit our messages on our behalf, and those providers are prohibited from using it for their own purposes. Full details are in our Privacy Policy.
9. Changes to Your Number
If you change or deactivate your mobile number, please notify us so we do not send messages to a number that is no longer yours.
10. Eligibility
You must be at least 18 years old and the account holder of, or have authority to use, the mobile number you provide.
11. Changes to These Terms
We may update these SMS Terms at any time. The current version is always posted on this page with its "Last updated" date.
